These Terms and Conditions ("Terms") govern your access to and use of the Hillway insolvency intelligence dashboard (the "Platform"), operated by HAIM8 Ltd on behalf of Hillway.

Welcome to Hillway. This guide walks you through the dashboard, explains the data, and answers the questions new users ask first. If something here doesn't cover your question, email support@haim8.com — we reply within one working day.

Getting started in 4 steps

  1. Sign in. Use the email and password from your invitation. If you haven't set a password yet, click the link in the invite email and choose one. Forgot it? Use Forgot password? on the login screen.
  2. Open the Dashboard. The KPI cards at the top show your current pipeline at a glance — total leads, leads with confirmed property assets, fully-enriched leads, and recent activity. Click any card to jump straight to the matching filtered view.
  3. Browse leads. The Leads page is your working list. Each row is one director at a recently-insolvent company, scored Tier 1–3 by how much we know about them. Use the search box for free-text queries, the filters for region/role/date, and click a row to expand full detail.
  4. Track outreach. Each lead has a CRM status dropdown (New → Contacted → Qualified → Won/Lost) and a notes field. Set the status as you progress; it persists across sessions and is shared with everyone on your team.

Frequently asked questions

Why are some directors missing a phone or email?
Contact enrichment is gated — we only spend the credit on directors who already have a confirmed LinkedIn profile and a confirmed property asset (Tier 2 or above). It's deliberate: the goal is high-quality, contactable leads rather than maximum volume. If you want a contact for a specific director, open their row and click Enrich.
How fresh is the data?
The pipeline runs daily at 04:00 UTC. New Gazette notices, Companies House updates, and LinkedIn searches land overnight; you'll see them when you log in the next morning. The "Last updated" timestamp at the top of the dashboard tells you the most recent refresh.
What's the difference between keyword and AI search?
Keyword search matches exact words across name, company, address, role, and notice type. AI search uses semantic embeddings — it understands intent, so “midlands freehold pubs” will find pub-related leads in the Midlands with freehold property even if those exact words aren't in the row. Use AI for exploratory queries, keyword for precise lookups.
Can I export the data?
Yes. Each row has a CSV button to export a single lead, and the Daily page lets you export all leads for a date or range. The full filtered view can be exported from the Leads page header. Exports include all fields you can see on the dashboard.
How do I invite a teammate?
Open Settings → Team Members, click Invite User, enter their email, choose a role (Viewer can read everything; Admin can also manage other users), and send. They’ll receive a branded email with a link to set their password and sign in. Only Admins see the Invite button.
What does the “property confirmed” flag actually mean?
It means we’ve found the company or director listed as a registered proprietor in HM Land Registry's monthly Commercial & Corporate Ownership dataset. The match is on company registration number first, falling back to a normalised name match. A green property cell indicates the property is in your operating area (London, Greater London or Essex).
Why do I get signed out after a while?
The dashboard signs you out automatically after 30 minutes of no activity. This protects director PII on shared or unattended computers. Your work isn’t lost — CRM statuses and notes are saved to the database the moment you change them. Sign back in to pick up where you left off.
The dashboard looks empty — what should I do?
Two common causes. First, check the date range filters on Leads/Daily — if they’re narrow, you might be filtering everything out. Reset to the default range and try again. Second, if the entire dashboard is blank with no “Last updated” timestamp, the live data connection may have failed — refresh the page; if the problem persists, email support.
